Lee’s Park campground lease

LEE'S PARK CAMPGROUND

 

Camping Season LEASE - LOT #______

 

This agreement entered into between Lee's Park Campground (LESSOR)

 

and ___________________________ (LESSEE)

 

for the camping season of May 1, 20______ to October ____, 20______

 

(NO overnight camping is allowed during the off-season!)

 

 

     PAYMENT:   A deposit of $______.00 is required by __________.   The balance

 

due of $______.00 must be paid on or before July ____, 20______.   Any balances due

 

which are not received by July ____, 20______ are subject to a service charge of

 

$25.00 per month, added to the total amount due on said date in July and on the FIRST

 

day of each month following, until paid in full.   Campers who are not paid in full for the

 

season by July ____, 20______ will have their lease reviewed by park management.

 

Failure to pay on time may result in non-renewal of the lease for the following year.

 

          Failure to pay in full by the end of the camping season:   Failure to be paid in full

on or before September 15th will result in the loss of your campsite.   Trailer must be moved

to the back lot and your campsite must be cleaned by September 30th.   Trailers not moved

off the campsite by September 30th will be moved by management and a surcharge of

$100.00 will be added to the total amount due.   Management will not be responsible for

any damage incurred while moving your trailer.

ELECTRIC SERVICE:   Electric service to each campsite is individually metered.  

Campers shall be responsible for the cost of their electric usage.   The first reading of all

meters shall take place during the month of April each year.   Meters shall be read monthly thereafter, and bills for usage will be placed in the appropriate mailbox.   (See also the

section on MAILBOXES in this lease.)   Tenant is responsible for making arrangements for

the final electric reading and the payment thereof at the conclusion of the camping season.

          ELECTRIC SERVICE, CONTINUED:   Leaving the campground after closing up for

the season without finalizing electric usage will result in an additional service charge of $25.00.  Also, if any outstanding electric bill is carried over to the following camping season,

a Security Deposit (to be determined by usage during the previous season) will be required. This deposit will be returned at the end of said following season, or applied to any balance still due at that time.  

PRIMARY TRAILER / METER BOX:   Only the primary camping unit / travel trailer may be connected to a meter box panel.   Anyone modifying meter box plug-ins to accommodate additional units shall have their leases terminated and will be required to leave the park within 15 days.   There will be NO exceptions.

  VISITORS:   Anyone not listed on the lease will be required to purchase a day pass

or an overnight pass.   The day pass will allow said individual to remain on the premises until

11:00 P.M.   Day visitors remaining on the grounds after 11:00 P.M. shall also be required to

purchase an overnight pass.  NO NEW VISITORS shall be allowed into the campground after

10:00 P.M. unless prior arrangements have been made.

  PARKING:   All vehicles must be parked in a safe manner ON the lessee's lot.   In

the event that the lessee's lot does not contain adequate space for all vehicles, the overflow

vehicles must be parked on an available lot parking area designated by the management.

 DECKS, SHEDS, & OTHER OUTBUILDINGS:   All decks, sheds, and similar buildings must be pre-approved by campground management, including any and all additions to existing structures.   Only the main camper is allowed to be connected to the meter box panel.   At no time will any other structure(s) be allowed to connect a power source to the meter box panel.  

PETS:   Your pets are welcome at Lee's Park.   The pet owner MUST provide management with current vaccination records for all animals, pursuant to New York State Department of Health regulations.   Visitors are also allowed to bring their pets, as long as

such pet owners have the vaccination records with them at the time of the visit.   Pet owners are responsible for the actions of their animal(s) at all times and any complaints will be reviewed by park management.

          PETS, continued:  

  --DOGS:   All dogs must be leashed at all times.  Dog owners are expected to clean up after their pet(s).  

  Issues arising in connection with any of the above requirements for pets may result in your

pet not being allowed on the campgrounds, as well as the possibility of termination of the pet owner's lease.

  ELECTRICAL WIRING:   Any and all wiring for decks, sheds, satellite dishes, party lights and such like must be installed so that no wiring is exposed to possible damage by mowers and weed whackers.   In the event that such damage occurs by the maintenance staff in the routine performance of their duties, the campground shall not be responsible for the cost of repairs or replacement.  

  RIDING VEHICLES:   ATV's and other motorized are not allowed to be used inside the campgrounds at any time.   Electric scooters and cars will be allowed for the use of young children, but only under the DIRECT supervision of an adult.   Children under the age of  thirteen (13) MUST wear helmets when riding bicycles, scooters, electric scooters, and any similar riding toy, and shall be instructed to use the utmost caution when riding adjacent to or crossing roads or pathways within the campground.

  GOLF CARTS:   The use of golf carts will be allowed within the campground only with pre-approval of management.   Only electric carts will be allowed.   Also, proof of insurance must be provided and on file in the campground office.  No one under the age of fifteen (15) will be allowed will be allowed to operate a golf cart unless accompanied by a supervising adult.   Violation of any part of this section will result in suspension of the privilege of using a golf cart within the campground.  

  BEHAVIOR while within the Campground:   Lee's Park Campground is a family campground and everyone is expected to respect their neighbors.  

Therefore, the following listed behaviors will be addressed:

  INAPPROPRIATE BEHAVIOR:  

          FOUL LANGUAGE:   Foul language IN ANY LANGUAGE will not be permitted at any time.   Foul language that can be heard outside of your own campsite will be addressed.

          FOUL LANGUAGE, continued:   Complaints about foul language or ANY inappropriate behavior(s) will be reviewed by management.  

 SPEEDING:   For the safety of all campers and guests, it is requested that ALL drivers within the grounds obey the posted speed limit and conduct themselves in a safe manner while driving.   Violations of the posted limit will be dealt with by management.   It is further requested that each camper be aware of any unsafe actions on the part of any other driver within the camping areas and report such unsafe behavior to management, including the make, model and color of said vehicle as well as the license plate number if you can get it.   It is NOT the responsibility of any camper to enforce the speed limit - please just report the information to management

DRUNK DRIVING:   The operation of motorized vehicles while impaired or under the influence of alcohol or other drugs (whether illegal, over-the-counter, or prescribed) is not permitted on campground property.   Anyone found driving while intoxicated or impaired will be subject to removal and possible criminal charges.   This is a serious matter which will not be taken lightly by management.  

  CONFLICTS WITH OTHER TENANTS:   At no time will yelling and/or screaming between lessees be tolerated for any reason.   Park management reserves the right to review any and all conflicts arising between lessees that are not resolved in an adult, civilized manner.   Should a problem arise, it is expected that the parties involved bring it to the attention of management, who will then intervene and work toward resolving the issue.  

 

          VIOLATIONS of the above sections on Behavior / EXPULSION:  

 

First Violation will result in a conference between the lessee and management to address and resolve the matter.

  Second Violation will result in the lessee being placed on 'probation' for the remainder of the camping season.

  Third Violation will result in EXPULSION from the campground and the forfeiture of the lessee's lease and campsite.   (EXCEPTION - Third violation of the camp speed limit will result in the offending driver and his/her vehicle not being allowed on the campground property.)

 EXPULSION INCLUDES:   The lessee's camping trailer must be removed from the campsite and the site must be left clean and free of debris.   A fee of $50.00 will be charged sites which are not left in a clean and orderly condition. Further, a fee of $100.00 will be charged in the event that management must move a trailer which has not been removed within fifteen (15) days of expulsion.

          BOATS, BOAT TRAILERS, JET SKIS, etc.:   Boats, boat trailers, jet skis, etc. are not to be parked at your campsite at any time, with the following exceptions ONLY:

  BASS BOATS:   Bass boats that require recharging may be given special permission to be parked and plugged in at your site overnight.   Such permission is for overnight only and must be obtained each time a boat will be at your campsite.  Such permission is limited and shall not be construed as including an entire weekend or for the whole season.

  REPAIRS TO BOATS, JET SKIS, etc.:   Permission to park your boat or other water-craft at your campsite for the purposes of cleaning or minor repairs may be granted on a case-by-case basis. Said permission shall be of short duration and must be obtained each time said vehicle will be at your campsite.  Such permission is limited and shall not be construed as including an entire weekend or for the whole season.

  DAMAGE OR LOSS / INSURANCE COVERAGE OF WATER-CRAFT:   Lee's Park Campground is not responsible for any damage or loss to your water-craft.   It is the sole responsibility of all boat owners to maintain a policy of insurance coverage on their own boat(s).   It is therefore recommended by management that you purchase the appropriate coverage for your own boat.

  BOAT DOCKING:   Boat dockage is not included in a seasonal campsite lease and any lessee desiring a dock will be required to enter into a separate lease for said boat dock space.   However, a reduction of $125.00 per season will be deducted from the total package price (campsite plus dock) for any lessee who is paid in full on or before July 15th.   No deduction will be made for a lessee owing any payments after July 15th.   Lessees desiring to launch their boat from time to time who do not require a dock space will be charged the regular launching fee on each occasion, and the boat must be parked in the designated area at all other times.  

    BOAT LEASES:   Registration packets containing the boat lease may be found attached to each available boat slip.   In the event that there is no packet on any given slip, that slip has been previously rented and is no longer available.

   SPECIAL EVENTS:   Special events, such as concert camping for events at SPAC, promoter's venues, and private parties held in the tenting area(s) are not included in seasonal camping rates.   During all concert camping events, visitors not listed on your lease will be required to purchase an event ticket for time spent at the park and will be issued wristbands.   There will be no exceptions made to this rule.   The failure of any quest or visitor to comply will result in the lessee being financially responsible and Lessee will be billed for any payments not made by his or her guests.

          OTHER VENUES / PROMOTERS:   From time to time, there may be special events allowed on the campgrounds.   Since the promoters of these events pay for the use of the campground area(s) allowed for their event, they have the right to require payment from seasonal lessees for attendance at their event.   Any discounts given are at the sole discretion of each individual promoter.   Lee's Park management will never require any promoter to issue a discount or rebate to any seasonal lessee.

  MAILBOXES:   Lessee is responsible to provide a standard mailbox on their site with the site number on said mailbox clearly visable from the roadway.  

This requirement is necessary for the purposes of 911 emergency response as well as the delivery of electric bills and other newsletters and/or notices as may be delivered during the camping season.  

  CHANGES:   This lease can only be changed by an agreement in writing signed by both parties to this lease.
